As a firm we do not pay referral fees to brokers to secure your business. We pride ourselves on receiving referrals from brokers based upon the service we provide to you.

Disbursements are costs related to your matter that are payable to third parties. We handle the payment of the disbursements on your behalf to ensure a smoother process.

o Bankruptcy search £2 per person
o Priority search £3

- AML search fee £7.20 per person
- Electronic money transfer fee £12

How long will mortgaging/remortgaging your property take will depend on a number of factors; how quickly we receive your searches and mortgage offer.

It would be wise to ensure your mortgage application has been successful prior to instructing a solicitor to avoid abortive costs in the event you do not receive a mortgage offer or if your chosen firm is not on the lenders panel.

The average process takes between 2-6 weeks. It can be quicker or slower, depending on whether searches are required and any delays with the local authority or search provider in producing them.

Stages of the process

The precise stages involved in the mortgage of residential property vary according to the circumstances however, below are some key stages:

• Take your instructions and give you initial advice
• Obtain and review title document
• Receive and advise on mortgage documents, go through the conditions of mortgage offer with you
• Carry out searches, if applicable 
• Send the mortgage deed to you for signature
• Arrange for all monies needed to be received from lender and if applicable, you
• Deal with the application for registration at Land Registry
